Who are the top 3 or 5 TE right now?

It depends on how you use them. For some Bo Jackson and 95 Heath Miller are going to be better than 99's for Vanguard.
For a decent mix I'd say -- Tony Gonzales, Darren Waller, and one of Vernon Davis, Bo, Kelce, or Gronk based on your usage.

Who's good if you aren't using the X-Factor?
Right so for me that eliminates the lower Vanguard guys.
Tony Gonzales even without upgrade token is top 3, then I'd say Waller he's the best receiving TE if you don't include X-Factors. For third the literal best is difficult Gronk if you favor blocking, Vernon Davis if you want another reciever. TBH my 3rd TE is Ao Yamamoto for the +1 PBF :/

I personally love musgrave
I would say Musgrave is number one, then Big Yeti, and in third probably Gonzalez.
Musgrave is also a 97 slot receiver, and is invaluable on the endzone zig routes for two point conversions.
Big Yeti gets good X-Factors.
Gonzalez is Gonzalez.

What about Kyle Pitts?
Gronk is still very good without xfactor, I haven't seen anyone run it on him since its not yac or vanguard (its double me i believe). He's not going to be nearly as good blocking without upgrading as he gets honorary lineman in his extra bucket. He's very proficient in the pass game, sure handed, etc. however he is a bit lumbering despite his speed.

Davis on the motivator chemistry alone, not to mention he's the best pure receiving TE still.
